How the Fund Works?

Delivering predictable, above-market fixed returns fully secured by real estate.

Three Proven Verticals

The Proptex Income Advantage Fund I is designed with a clear objective: to generate consistent, real-estate-backed income while prioritizing capital preservation.  It achieves this by allocating capital across three complementary real estate verticals, each focused on producing cash flow secured by tangible real estate assets. Together, these strategies are intended to support the Fund’s targeted 11% annual preferred return, while maintaining a conservative, collateral-focused investment approach.

The Fund seeks to maintain collateral coverage in excess of invested capital, targeting an aggregate collateral-to-capital ratio of approximately 150%, though actual coverage may vary based on market conditions and asset mix.

Vertical I: Distressed Property Acquisition

The first vertical focuses on the acquisition of undervalued and distressed residential real estate, including short sales, foreclosures, tax-related acquisitions, and other off-market opportunities. These properties are typically acquired at meaningful discounts to current market value (25% or more), creating built-in equity at acquisition. Following purchase, properties may be improved through targeted renovations designed to enhance marketability, value, and long-term cash-flow potential.

Depending on market conditions and portfolio needs, assets are either:

  • Sold to realize gains, or
  • Retained as income-producing rental properties, provided they meet conservative cash-flow and debt-coverage thresholds aligned with the Fund’s income-oriented strategy.

This vertical seeks to capitalize on inefficiencies in distressed markets while maintaining a strong focus on downside protection through conservative acquisition pricing.

Vertical II: High-Cash-Flow Specialty Leasing

The second vertical focuses on owning real estate leased to specialty operators whose business models support above-average rental income, including:

  • Residential Assisted Living (RAL) facilities
  • Co-living homes
  • Short-term rental–oriented properties (where permitted)
  • Mobile home parks

Important: The Fund does not operate these businesses. Instead, it functions strictly as the real estate owner and landlord, which helps limit operational complexity and risk exposure.

In exchange for access to well-located, properly configured properties, operators often agree to:

  • Pay premium rental rates compared to traditional residential leases
  • Provide larger security deposits
  • Longer lease terms

In select situations, the Fund may utilize structured lease arrangements, including lease-to-own or wrap-style structures, which may provide enhanced income potential while reducing ongoing management responsibilities.
This vertical is designed to produce strong cash-on-cash income, fully supported by underlying real estate ownership.

Vertical III: Short-Term Real Estate Lending

The third vertical is designed to ensure that capital is deployed efficiently and not left idle. Through established relationships with experienced real estate operators, the Fund originates or participates in short-term, real-estate-secured loans, often used to finance property renovations or repositioning projects.

Key characteristics of this vertical include:

  • Short loan durations
  • Real estate collateral secured by conservative loan-to-value ratios
  • Thorough underwriting of both borrower and asset

While some loans may be held to maturity, others may be sold or refinanced, allowing capital to be recycled into new opportunities. This approach is intended to generate short-duration income and enhance overall portfolio efficiency.
